In markets where developers managed to bring inventory to market faster than demand absorbed it, prices have pulled back. Most markets are not working from excess; they are working from scarcity.

Affordability, by the standard measure of what share of median household income goes toward the monthly payment on a median-priced home, is near its worst level since the early 1980s. That is a real problem, and it is not going away quickly. That measure being at a historical extreme does not automatically produce a correction. What it means, practically, is that the buyer who can close confidently has more leverage than the headline numbers suggest.

Your credit score affects your rate more directly than most buyers realize. The difference between a 680 score and a 760 score can mean a half-point or more in rate. If your score has room to improve, pull your reports, find the issues, and address them before you start shopping seriously.

If the report surfaces significant deferred maintenance or structural issues, you have three options, not one, and walking away is a legitimate one of them. You can ask the seller to repair specific items before closing. What you should not do is panic and waive your right to negotiate.

Negotiation works best when it is quiet and well-prepared. Before you make an offer, find out whether there are other offers on the table or offers that have already fallen through. A listing that has been sitting for six weeks with no price adjustment is a fundamentally different negotiation than one that just hit the market at an aggressive price.

For buyers with a real reason to be in a specific place for the foreseeable future, this market is more navigable than the headlines suggest. The homes that are right for a specific buyer’s actual needs are still moving. They are going to the people who did the homework before they started looking at listings.

Real estate rewards preparation more than it rewards timing. The market does not wait for the ideal moment, and neither should buyers who have done the work. A look at real estate listings and pricing data in your target area costs nothing and tells you a great deal.
